What this website is

This website provides information about property projects we are able to advise on. It is a source of information and a way to start a conversation with us. It is not an offer, and nothing on it forms part of any contract.

Property information

Details of projects, homes, prices, sizes, plot areas, payment plans, handover dates, images, plans and specifications are supplied by the relevant developer or owner. We publish them in good faith but we do not independently verify every figure, and they may change without notice.

Computer-generated images and show-home photography are illustrative. Final finishes, layouts, landscaping and views may differ.

Where we do not hold a figure in writing, we say so on the page rather than estimating it. Any figure that matters to your decision should be confirmed with us in writing before you rely on it.

No advice

Nothing on this website is legal, tax, financial or investment advice. Property values can fall as well as rise. You should take your own professional advice before committing to a purchase.

Reservations and payments

We will never ask you to transfer money to a personal account. Payments in a Dubai property transaction are made to the developer or through the escrow arrangements required by law.

Reservation payments are made directly to the developer or into the escrow arrangements required by law — never to EAM or to a personal account. We will confirm the exact process and documents for each property in writing before you commit to anything.

Linking and content

The text, images and layout of this website belong to us or to the developers who supplied them, and may not be copied or reused without permission.

Where we link to a developer’s website or another third-party site, we are not responsible for its content.

Availability

We try to keep the website available and accurate, but we do not guarantee it will always be available or free of errors.

Liability

Nothing in these terms limits any liability that cannot lawfully be limited. Subject to that, we are not liable for any loss arising from your reliance on information on this website where you have not confirmed it with us in writing.

Governing law

These terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai, and the courts of Dubai have jurisdiction.
