What does a buyer actually pay in fees?

Buying directly from the developer, you pay the property value plus 4% Dubai Land Department fee, plus Oqood registration fees. Those vary by developer and are usually around AED 3,000 to 5,000. In the secondary market it is 1% or 2%, depending on the agreement.

Does EAM charge me a fee?

No. Our service to the buyer is free on developer and off-plan sales. If you buy a property through us, we will also resell or rent that property for you free of charge.

How long does it take to secure a property?

If you have made your decision and are ready to pay, securing a unit can take only a few minutes. The speed depends on the transfer clearing and on us receiving allocation for that unit. The booking form can be signed the same day through DocuSign. The SPA usually takes from about three days to under two weeks, depending on the developer.

Buying from abroad

I am overseas. What do you need from me?

A transfer slip or payment via a payment link or bank transfer, a passport copy, an ID copy, a working email address and your full address. Documents can be signed through DocuSign or couriered to you.

How do I transfer the money?

Through a payment link or a bank transfer. On a developer purchase the money goes into the developer’s escrow account, as required by law in Dubai.

Payment and timing

What is a typical payment plan?

The usual down payment to register a unit is 20% plus the 4% DLD fee, and some developers will spread that 20% over a couple of months. Some accept 10% or 15%, or staged monthly payments. A common construction plan is 70% during construction and 30% on handover, though 50-50, 30-70 and 20-80 all exist depending on the promotion. Off-plan plans commonly run three to six years with the developer, with no bank loan and no additional charges.

Can a non-resident get a mortgage?

Non-residents cannot apply for a UAE bank loan. Purchases are made in cash or, for off-plan, on the developer’s payment plan.
