Why this location
Space, at Dubailand
Sanctuary is a township rather than a single development, reached from Al Ain Road and Emirates Road.
Half of it is open space
Around fifty per cent of the masterplan is given to green and open space. In a villa community that is what determines whether the streets feel generous or tight once it is finished and occupied.
A whole-township plan
The community is planned with its own school, healthcare, retail and dining, alongside landscaped parks and a beach-style lagoon, rather than relying entirely on the districts around it.
Built by Sobha
Sobha builds to a backward-integrated model, controlling construction in-house rather than subcontracting it. Buyers who choose Sobha are usually buying that build quality specifically.

Villas and townhouses
Sanctuary is arranged in clusters, each with its own house types and price list. We are confirming the current release, its pricing and its payment plan directly with the developer, and will not publish a figure until it is confirmed in writing.

Is Sanctuary right for you?
It suits you if
- You want a villa with genuine outdoor space rather than an apartment with a balcony.
- You are buying to live in it. This is a family township with schooling and healthcare planned in.
- You want Sobha build quality and are willing to pay for it.
- You can wait. Handover is 2029.
Look elsewhere if
- You need a low entry price. This is a villa community, and it is priced as one.
- You want to be near a Metro station. This is Dubailand, off Al Ain Road, and it is a driving community.
- You need the keys sooner. Handover is 2029.
- You want a beachfront or Downtown address.

How it works
Registering your interest
Sanctuary releases in clusters, and each cluster has its own house types, price list and payment plan. Registering early is what gets you a choice of plot rather than whatever is left at the end of a release.
We are confirming the current cluster, its pricing and its payment terms directly with the developer. Rather than publish a figure we cannot yet stand behind, we would rather give you the confirmed one when you ask.
We will tell you honestly whether a cluster is worth queueing for. Our advice costs you nothing, because the developer pays us.
